Q1 2025: Prague Office Market

In Q1 2025, approximately 8,700 sqm of new office space was delivered in Prague, with full-year completions expected to decline by 64% year-on-year to just 26,600 sqm. The vacancy rate dropped to 7.0%, translating to around 278,200 sqm of available space, with the lowest vacancies recorded in Prague 2 and Prague 8. Construction activity surged by 143% year-on-year, reaching 173,100 sqm under construction – though the majority of this space is already pre-leased, owner-occupied, or in advanced negotiations. Gross take-up amounted to 87,700 sqm, down 14% year-on-year, while net take-up rose by 13% to 52,700 sqm. The flexible office market grew by 2,400 sqm of new space, and prime headline rents in the city centre remained stable at €30.00 per sqm per month.
