H1 2026: Slovak Industrial Market Overview

Slovak industrial market continues to be driven by lease renegotiations, while new manufacturing investment supports emerging demand in the east
The second quarter of 2026 confirmed the continuation of the trends observed at the beginning of the year. Renegotiations of existing lease agreements remained the primary driver of transaction activity, with the strongest activity recorded in Western and Eastern Slovakia. In the east, demand is gradually being supported by the development of the supplier network surrounding Volvo's manufacturing plant near Košice, generating new requirements from manufacturing and logistics companies.
Western Slovakia continues to benefit from its strong base of established occupiers, particularly in the logistics, distribution, and fulfilment sectors, many of which are extending or optimising their operations. Several transactions currently under negotiation are expected to be completed in the second half of the year, which should support net take-up and increase the share of new lease agreements. Following previous adjustments, rental levels have stabilised across most regions, with no significant market-wide movements recorded.
