Belgrade Office Market Overview Q2 2026

Belgrade's office market recorded relatively subdued leasing activity in Q2 2026, with lease renewals accounting for a significant share of total take-up, while the IT sector regained its position as the second-largest contributor to take-up after a prolonged period. Looking ahead, nearly 60% of the future office pipeline is expected to be delivered in the CBD, where persistently low vacancy levels continue to underscore robust demand for prime office space.


Healthy market fundamentals continued to characterize Belgrade's office sector in Q2 2026. The overall vacancy rate declined to 4.5%, while prime rents increased to €19/sqm/month, supported by limited availability of high-quality office space. Although only 6,000 sqm was completed during the quarter, a further 139,000 sqm remains under construction, reflecting continued developer confidence in the market.
